The Quarterback
Over time as rules and laws of development have gotten more complex with municipalities instilling varying master-plans, the average development deal from building/redeveloping a single family home to a complex mixed use project has evolved tremendously.
Most projects on average require a varying number of permits and government approvals before one can begin. These factors spurn the need to retain and coordinate the correct consultants appropriate for your project and vision. Another important factor is being able to manage the team, project budget and schedules. An experienced team leader is what is needed to keep the your vision on track, one point of contact representing the client and their vision. Pryce Resources assumes this role and plays the part of the “Quarter Back” accountable for the entire process.
Site Selection
Establish a program for the client who has not selected a site and assisting in narrowing down select locations. Review any predetermined site plans and provide definitive recommendations to establish which site is optimal for the project. Identifying potential issues (circulation, coverage ratios, setbacks, parking, easements, wetlands, etc.) is first and foremost which can aid in the negotiation in acquisition price for the property.
Site Reconnaissance/Evaluation
Utilizing military precision and years of experience, Pryce Resources is the knowledge base to your preliminary site evaluation. Assists with varying feasibility studies (i.e.: Traffic, Environmental, Land Use) to arrive at highest and best use option for properties development/redevelopment potential.
Acquisition Analysis
Forecasting soft costs, hard costs and pre-construction schedules. This aids the client in gaining full understanding of their full development cost, evaluating their proforma, understand their rate of return which defines their investment and lending requirements.
Entitlement & Development Permitting
Global understanding of the entitlement and permitting process in varying municipalities enables PR's ability to identify the correct path to successful approval of your project. Anticipating the unexpected and formulating plan of action to allow for quick response to obstacles.
Pryce Resources is able to direct key aspects of the development/permitting process outside of the level of expertise of the design team. Filing of permits, following up on approvals attained and filing correct applications. (i.e.: Vacation of Easements, water and sewer reservations, developer agreements, utility approvals, etc.)
Pryce Resources assumes responsibility, is technically and tactically proficient, and makes sound and timely decisions on behalf of your project. Ensures the task is understood, controlled and accomplished. This allows the design team to focus on their productivity.
Consultant Coordination
Being able to assemble a team to garner success on the battlefield, Pryce Resources utilizes the same instincts in selecting the people to bring the clients vision and project to fruition. PR aids in recommendation, solicitation and vetting of the best consultants for the project based on technical requirements, building type, size and complexity. PR has a national and local network of land use attorneys, engineers, architects and designers to supplement the clients’ team.
Development Management
Once identified coordination of the team's responsibilities and efforts takes center stage. Pryce Resources ensures budgets are in line and critical paths identified to allow for meeting deadlines.
Team Meetings ensures scope of each team member is being met and adjusted according to the project status. Keeping each consultant accountable and up to date. One point of contact leading the team allows for a more efficient, cost effective approach to keeping the project on track.
Contract Management
Pryce Resources looks at each project as their own and success is paramount. Protection of the investment and profitability is job #1. This is achieved through contract management, review and cost tracking of all invoice submittals. PR is actively involved in the review of all reports and plans prepared by the Team while suggesting value-engineering options to reduce costs and maximize return.
